Almost every Dunedin home built since the 1970s has a slider onto a deck or a patio, and almost all of them end up hard to open. The rollers carry a heavy glass panel across a thin alloy track, and grit, salt and sun finish them off. Most owners assume a sticking slider means a new door, and are surprised when it turns out to be two rollers and an hour on site.

What makes a slider hard to open

Rollers first. They are small nylon or steel wheels in the bottom of the panel, and once the bearings seize or the nylon flat spots the panel drags instead of rolling.

Then the track. A worn alloy track has a groove worn into it, so even new rollers ride badly. Some tracks can be dressed and reused, others take a stainless capping, and badly gone ones get replaced. Grit is the third cause and the easiest to fix, though by the time most people ring it has already chewed the rollers.

Broken slider glass

Slider panels are large, sit in a door position and get walked into, which puts them squarely in the safety glazing positions covered by NZS 4223. Replacement glass is toughened or laminated, never plain annealed.

Toughened is made to order, so allow several days. If the panel cannot be left we board it or fit temporary glazing first. On double glazed sliders the whole sealed unit is replaced rather than one pane.

Locks, draughts and water in the track

Slider locks throw a hook into a single keeper. Once the panel has dropped on worn rollers the hook stops lining up, so the door feels locked without being secured. It is one of the most common security faults in New Zealand homes and almost nobody knows they have it. We realign the panel, replace the hook and keeper, and can add a foot bolt where security matters. The brush seals down the meeting stile and along the panel base wear out too, and once they do a cold southerly comes straight under the door. Water pooling in the track is nearly always blocked drainage holes rather than a failed door.

The hook that does not quite engage

A slider lock throws a hook into a single keeper in the jamb. Once the panel drops on worn rollers the hook no longer lines up, so the handle turns, the door feels locked and it is not.

Test it by pushing the panel firmly while it is locked. If there is movement, the hook is not seated. It is one of the most common security faults in New Zealand homes.

Water in the track

Pooling in the bottom track is nearly always blocked drainage holes rather than a failed door. They are small, they sit at the outside edge, and they fill with grit and leaf litter.

Clearing and testing them takes minutes. Left alone the water sits against the bottom of the panel and works on the seal and the frame.
