Mosgiel is the coldest place we work, and not by a small margin. It sits at the north eastern edge of the Taieri Plain, a flat basin ringed by hills, which makes it a textbook frost hollow. Cold air drains off the surrounding country on clear nights and has nowhere to go. The frost season here runs roughly a month longer at each end than in the city: last spring frosts typically mid October to early November against early to mid October, and first autumn frosts around mid April against 1 May.

A frost hollow is a condensation hollow

On a still clear night the outside face of a single glazed window on the Taieri can sit at or below freezing while the inside of the house is at eighteen degrees. Every bit of moisture in that room air condenses out onto the glass and runs to the sill.

Retrofitting keeps the inner pane much closer to room temperature, so the dew point is rarely reached on the glass. It is a more visible change out here than anywhere else in our service area.

Do not stop at the glass

Most Mosgiel housing carries aluminium joinery with no thermal break. Retrofit the glass and the water stops forming on the pane, then reappears on the frame, because the aluminium is still a cold bridge from outside to inside.

On south facing rooms and bedrooms that are already bad, thermally broken joinery is worth the extra over standard double glazing. We say that before people spend, not afterwards. It is also what the building code requires on any consented work here, where the R0.50 minimum cannot be met with a plain aluminium frame.

Flat sections, easy access, better pricing

Taieri sections are generous and flat with proper driveways, which makes this some of the most straightforward work we do. Materials come in on a trolley, sashes go out to the van in one trip, and a whole house retrofit runs faster than the same job on a Dunedin hillside.
