Two things drive most of the volume here. The student quarter, where flats turn over fast and a broken pane needs sorting before the next tenancy starts. And the weather, which in Dunedin means a cold southerly arriving with rain behind it rather than the constant gusts you get further north. Break ins and stray cricket balls make up the rest.

What glass replacement costs

A standard sized single pane runs about $250 to $600 including callout, labour and glass. Larger panes sit between $600 and $1,200. A failed sealed double glazed unit is generally $350 to $800, and oversized panels can reach $1,200.

After hours work carries a callout on top. Toughened and laminated cost more than plain annealed glass, and obscure patterns can add lead time when the pattern has to come from a supplier rather than off the racks.

Safety glass is not a choice in some positions

NZS 4223 sets out where safety glass has to go: in and beside doors, in bathrooms and wet areas, in low level glazing somebody can walk into, and in large panes. If the pane we are replacing sits in one of those spots it goes back toughened or laminated whether or not the original was.

Older Dunedin homes very often have plain annealed glass in positions that would fail the standard today, simply because the rules changed after the house was built. Replacing a broken pane is the one cheap chance you get to fix that.

Matching old and obscure glass

Bathroom and hallway patterns run through a long list, and plenty of the 1960s and 70s ones are no longer made. We carry the current patterns and can usually get close on the rest.

Character homes are a different job. Original villa glass has ripples and slight distortion that modern float glass does not, and coloured leadlight panels need a leadlight specialist rather than a straight pane swap. We will tell you when a like for like match is not possible and show you the nearest option before we order.

Insurance claims

Most house policies cover accidental glass breakage, often with the excess as your only cost. We give you an itemised written quote and invoice listing the glass type, thickness and the standard it meets, which is what insurers ask for.

We do not tell you whether to claim. On a small pane the excess can be more than the job, so get the number first and decide with it in front of you.

Glass Replacement in Dunedin: common questions

How fast can you replace a broken window?

Common sizes in standard glass are usually measured and glazed within 24 to 48 hours. Toughened, laminated and sealed units are made to order, so allow several days to a week. We board up in the meantime.

Do I have to replace the whole window if one pane is broken?

No. In almost every case we replace the glass and leave the frame alone.

Can you replace glass inside a double glazed unit?

The unit is sealed, so the whole insulated glass unit gets replaced rather than one pane of it. Your frame and sash stay put.

Do you do student flats?

Constantly. We work with a number of property managers in the student quarter and can turn a broken pane around before a new tenancy starts.

Got three quotes for retrofitting the front of the house. Only ones who measured every opening and explained why the south facing rooms needed different glass. Fourteen windows over three days and the difference in the mornings is obvious.

Landlord here. Had four flats assessed before the inspections. Two just needed sashes freed up and stays replaced rather than new joinery, which saved me a fortune. Straight answers and a written report I could hand over.

Slider had been jamming for years and we assumed it needed replacing. Turned out to be rollers and a bent track. Two hours, a fraction of the price we were braced for.
