No suburb in the country has a damp problem quite like this one, and the reason is under the floor rather than in the walls. South Dunedin was built on reclaimed swamp from the 1870s, filled only slightly above the water table. The council's own science programme puts the groundwater as little as 30cm below the surface in places and within a metre across much of the area.

Why the damp here is a ground problem, not a glass problem
