Leadlight is the signature of these streets

Coloured and textured panels turn up in front door fanlights, hall windows, stair landings and the top sashes of bay windows. Lead came has a working life of roughly eighty to a hundred years, so a great many Roslyn panels are at or past it.

The tell is bowing. Once a panel bows past about 15mm the cement cracks out, the panel rattles and the pieces start breaking at the corners. Caught before that, the panel comes out, gets flattened and re leaded, and every piece of original glass goes back in.

Bay windows, and where they leak

A bay is exposed on three faces and relies on vertical corner joints staying sealed for a century. When they open, water runs down inside the mullion and shows up at the sill or in the wall below, often a long way from where it entered.

We open the joint, cut out the failed material, treat any soft timber and reseal it properly. Running a bead over the top of a failed joint traps water inside the mullion and makes the rot worse, which is the single most common bad repair we get called out to undo.

Retrofitting a large villa without losing it

Big sashes hold big sealed units, and a double glazed unit is roughly twice the weight of the original single pane. On a large Roslyn sash that matters, because the cast iron weights and cords were sized for 3mm glass.

We rebalance the weights, upgrade the cords and check the sash joints before glazing. A restored leadlight panel can also be sealed inside a unit, which keeps the fanlight looking exactly as it does now while stopping it being the coldest spot in the house.
